Client Challenge: 

A client was considering purchasing a 25,000-square-foot warehouse in the central Florida area. The warehouse was built in multiple phases and had various signs of deferred maintenance and serious life safety hazards. 


Our Solution: 

We conducted a thorough Property Condition Assessment (PCA) to identify existing and potential issues, ensuring the client had a comprehensive understanding of the property's condition.


Our inspection revealed several critical findings: 

  • The electrical panel showed evidence of arching and burn marks, raising concerns about fire hazards and electrical safety. 

  • The metal roof was compromised, with numerous leaks that could lead to water intrusion and long-term structural damage. 

  • The loading docks displayed functional issues, including minor flooding, which could disrupt operations and pose logistical challenges. 

  • The pavement surrounding the property had multiple potholes, posing safety risks for vehicles and contributing to overall site degradation. 


Outcome: 

With our detailed and actionable PCA report, our client approached negotiations with a clear understanding of the property’s condition and future requirements. The report provided an in-depth analysis that ensured critical maintenance and safety issues were addressed prior to purchase, safeguarding the long-term value of the investment.
